What is Design + Build?

Design + Build is the process of hiring one single company to oversee and manage the process of designing and building your home. Rather than hiring separate companies for the three main tasks: architecture, interior design, and the actual build, you have one company who does it all! At Bourn Custom Homes, we oversee every detail of the process. The benefit of hiring us, a Design + Build company, is that there is a single point of responsibility for the outcome of the project. Our Design + Build process will ensure that every detail, from start to finish, is consistent with the vision for your home and within budget.

How long does it take to design a custom home?

Our design phase is determined by our clients. Typically this process takes four to six months for an average sized custom home. Since we are a Design + Build company, we transition from the design phase into the construction phase seamlessly. We believe that the more detailed we are in the design phase, the faster the construction phase can go! The design phase includes: Floor Plan Development Exterior Elevation Exterior Finish Specifications Interior Layout Interior Finish Specifications (cabinetry, tile, flooring, counter tops, lighting and plumbing fixture, doors and millwork, appliances, etc) Exterior 3D Renderings Preparing a Line-Item Budget of the Project Full Construction Documentation Soil Testing Septic Design (if applicable) Well Permitting (if applicable) Site Plan

Home long does it take to build a custom home?

Building times vary by project depending on the size of the home and other varying conditions such as site conditions and weather. Most of our homes are completed within nine to twelve months after we break ground.

Will you build from a floor plan that I purchased online.

We cannot build from a floor plan that was purchased online. Each building site has different requirements from an engineering, code, and topography standpoint, so the plan would need to be modified to fit the site. Our architect can take a look at the plans you've purchased to see what it would take to make the plan buildable on your lot.

Can I perform some of the work myself?

We get this question often! We totally understand the desire to save money and perform some of the work yourself; however, due to insurance and permitting requirements, we cannot allow homeowners to perform work on their home. Rest assured, we will make sure the job is done right and on budget!

How much does it cost to design a home with Bourn Custom Homes?

To begin with, we will start with a Design Services Agreement, at which time a non-refundable design deposit is due. The amount of the deposit depends on the size of the home and the extent of our services. Our typical Design deposits are as follows: 2000-3000 sqft: $8,000 deposit 3000-4000 sqft: $10,000 deposit 4000-5000 sqft: $12,000 deposit 5000+ sqft: $15,000+ deposit Our design services include architectural plans, structural engineering, full interior and exterior design selections, material and fixture specifications, detailed line-item budgeting, and a 3D exterior rendering. Additionally, we often need to perform or hire out other testing or design work in order to accurately design your home, which could include soil testing, septic design/engineering, survey work, well permitting, etc. If this work is required, it will be paid separately from the deposit for design. This deposit is non-refundable if you choose not to build your home with Bourn Custom Homes. However, should you move forward with construction with Bourn Custom Homes, the deposit is credited toward the cost of building your home.

How much does it cost to build a home with Bourn Custom Homes?

Because we are a Design + Build company, we pride ourselves on building true custom homes. This means that the price per square foot can vary greatly. Our average build cost is $245 per square foot, not including land. Factors that vary from build to build are building site, HOA fees, utility, soil conditions, complexity, and finish selections.

Do you offer a warranty?

Absolutely! Your home is covered for a full 12 months by our in-house warranty.

Where do you build?

We build in San Antonio, Bulverde, Spring Branch, Boerne, and Blanco.

Can I hire you for design services only?

At this time, we only offer Design + Build services. We are not available for design alone.

Can you help me find land?

Absolutely! We have partnered with The Advocate Group, a realtor group that will assist you in finding the perfect homesite to plant your family's roots!

How does financing work?

There are usually two or three loans involved in building a custom home: - Land Purchase - Construction Loan - Permanent Loan Our preferred lender has decades of experience in the custom home industry! He will personalize your experience and help you navigate through all of your financial questions!
